![]() Coming Soon - Really? You see the Coming Soon sign. A week later, still coming soon. Two weeks. Maybe three… What’s up? A bit of pre-marketing to build up suspense is valuable and can help a home sell for all it is worth. It must be followed by rapid exposure to the largest audience to ensure you get the best price and terms. Allowing buyers to trickle in means leaving the larger market out. That makes it likely you sell for less. Worse is to accept an offer before most buyers even know your house is for sale - unless there are other reasons. Coming Soon for signs do help agents meet buyers for other homes. Are there some situations where a Coming Soon sign might need to be up for more than a few days? Sure. Maybe the new carpet got backordered or something. I believe in building momentum and work to make sure the most qualified buyers see the house quickly. Seems like that works better than a sputtering start. The sign we use at Focus Realty shows who we put first. It is designed around the Seller’s goals. Most of the space is about the house.
