If you are not shopping for a home with cash, you will want to be pre-approved for your mortgage well before you find the house you want to buy.

Folks writing offers without a mortgage approval are Jokers - at least in the eyes of Sellers and their Realtors. No seller wants to take their house off the market if they are not assured the potential buyer can pay what they propose to pay.
The best type of pre-approval is with a real live human mortgage broker with whom your Realtor has had good experiences. Some mortgage professionals can even make the process fun!
