General make-ready tips:
- Take down solar screens and wash windows
- Dust blinds and open unless the view is really bad
- Touch up all paint using the right paint or call my painter
- If you only paint one spot - near the front door (new home smell)
- Flooring - is the carpet inviting? Replacing beats an allowance every time.
- Repair all the honey-do’s that have built up over the years
- Install GFCI’s if you are missing any (ask me if this doesn’t make sense)
- Clean, clean, clean - from baseboards to ceiling fan blades to AC vents
- Any color changes should be neutral - accent walls don’t help
- Remove some furniture - vacant shows best (Sorry, HGTV - makes bad TV but better results)
- Look over the Seller Disclosure to remind you about things to fix
- DAP caulk - easy to use as it’s water soluble
- Mow, edge, and water lawn and landscaping. (Don’t mow the landscaping…)
- Light bulbs - brightest available without overloading fixtures
- Odor control - vanilla or country spice - no floral scents (allergies) - or bake bread!
- Meet with John before spending any significant money!
