As of a few minutes ago (2:30 PM Thursday Jan8, 2015) these are the statistics for zip code 78759 single-family homes except for one very expensive home on acreage, which I left out because it skewed the averages drastically.

You can't price a home on averages any more than value a sculpture by the pound. What I notice is a bit under 90 days of inventory and that exactly half of the inventory is under contract. So homes kept selling during the Thanksgiving to New Year's timeframe. Sounds a lot like the general Austin market - very very healthy demand - even in a "slower" month.
