A pre-inspection helps you know exactly what you have, functionally speaking. What needs repair? What needs updating?
It also informs you so you know exactly what to disclose. There may be things you did not know about that you don't want to know about. But the buyer's inspector is just as likely to discover them as yours. So why not know what you have so you can either remedy - or price and disclose accordingly?
Ideally, ask an inspector to first produce a recommended repair list. Then repair the items you choose. Then have the inspector return and re-inspect the repaired items and write the report for the "after" condition. The resulting report will best reflect the condition at the time you put the house on the market. And the report can be attached to your Seller Disclosure form.
