Thursday and Friday:
- The Coming Saturday sign might cause people to stop in front of the house. Be cool. Don't peek though the blinds or go talk to them. Let the intrigue build.
- If someone contacts you about seeing it, please refer the call to us. Ideally we will delay the first showings to Saturday.
- If we feel the need for a possible exception, we'll call you about it.
- Please leave the house 15 minutes beforehand.
- Plan on being away an hour or more. We might stay late for a crowd.
- We will contact you when we close the mini-open and give a brief report.
- If no one shows, don't worry. Many open houses get shut out - even the 3-hour version.
- If eleventy million people show up, don't get too excited until we see offers.
- In other words, relax. Same thought for the rest of the weekend.
- The easier you can make it for agents to show the house the better.
- Feel like spending the day in Fredericksburg or San Antonio? Let us know when you'll be away and we'll post it in the agent-only remarks section of MLS.
- Out for a couple hours? If your phone's voice mail is easy to change the message, you might mention something like "if you are calling to show the house before x o'clock, just head over. We'll be gone till then.
