Pre-Marketing / Coming Saturday Process

How many "Coming Soon" signs have you seen in front of a house FOR WEEKS?
When did "soon" start to mean "in a long time"?
​Instead of soon, we have a "Coming This Saturday" sign.
Not so ambiguous.
Not by a long shot.  We even tell the time showings begin!

The Mini Open House.  A very brief open house - Just 25 minutes!
We're there installing your For Sale Sign and the Realtor Lockbox either way.  Might as well have the doors open.
Benefits:
  • Agents with pre-approved buyers they cannot fit into their Saturday schedule can send the buyers to the mini-open.  A thoughtful way of making cooperating agents lives easier.  This helps our reputation among agents.  More important than you might guess.
  • Neighbors might have a friend or family member who may not be looking to move.  They can take a first look then tell them about the house.  About 18% of home buyers know someone in the neighborhood where they move.  We can help that along...
  • Typical open house visitors are more likely to schedule a specific time.  Longer open houses are easier to take casually and never get around to visiting.
  • Social Proof - the feeling that when there are other people looking at the same house, it must be special.  Having all the visitors there in the same 25 minute window means people's visits often overlap.
Before the mini-open we use a variety of methods to let neighbors know about the big news.
Social media posts and links for you and your friends to help spread the word.
Property-specific promotions also build buzz.  Discussed in person.
And of course the Coming Saturday yard sign attracts a lot of attention just by being unusual.
