Showings Begin
When your property is Active on the market and showings have begun, the key work is patience.
Agents will call last-minute. Even from your driveway. Happens more often the first week. If you can accommodate the showing, take it.
Agents will have you #7 of 10 homes and be running way early or way late.
Agents will pull up out front and a buyer will announce they hate your color brick/stone/species of tree/or the people who live across the street. Agent will have to cancel from your driveway.
Flat tires. Buyer didn't show for appointment... John's list could fill the page.
Stuff happens. Keep smiling.
Another annoyance is keeping the house ready - clean and tidy enough for showing 24/7. If you don't live like they keep builders model homes then this is your chance to learn. (Good luck. If you come to John & Kimberly's door, John will tell you to remember their house is not for sale right now before you come in. Even though Kimberly keeps a very clean house - for one that is lived in.) Seriously, many people buy the fantasy of living in a house that clean. So living the clean and neat side of that fantasy for a while will likely pay off.
Best manners and a smile if you talk to other agents can help give the impression that you'll be someone they'll like on the other side of the transaction. We strive to play fair and politely with other Realtors for the same reason. We can negotiate strongly while being friendly and honest. That's the best way to reach a win-win.
