To market your property, we will be creating some very intentional photos.
- When: 10+ days before showings begin and after the house is substantially ready. Yard too.
- How Long: an hour per 1,000 sqft inside the house on average
- Time of Day: varies
- Weather: Partly cloudy to heavy overcast - even a light rain can work for interior shots. John is adaptable to most decent weather.
- Do You Need to Be There? No. John doesn't mind being watched, but is not a good conversationalist when in the zone.
- Intentional Photos? The aim is for the photo to look nearly as nice as the house does in person. Rooms are shown from their better angles, etc. We want the house to look good enough to win in-person visits from potential buyers. And still look a little better in-person, so they are even more excited.
- If you have acreage, fantastic views, waterfront, etc: John will likely make a second trip near dawn or dusk. The outdoor images can be more dramatic and show the scene in the best light of the day. We can't expect every showing to occur during sunset!
- Moving Furniture and Stuff: John might move your furniture. It is almost guaranteed some of the things on the counter will get moved out of the scene. John usually remembers to put most of it back kind of near where it was. Please forgive the need to go find the cookie jar.
- Pets: If it is possible to remove pets, that helps a lot. A cat could be kept in a bedroom for most of the shoot.
- Key: If you haven't provided John with a key yet, this is a good time to do so.
- Re-Takes: It is fairly common to return for a couple of re-takes.
- John's Camera Equipment: It ain't the paintbrush - it's the painter. Though John will gladly geek out talking camera equipment.
