Moving Out Before The House Sells?

Selling a vacant house is no more difficult than an occupied home.
You can ignore the staging TV shows.  Yes, there are some situations where staging furniture can help.  More often, the fresh canvas of an empty house actually helps potential buyers think about living there.
There are some bigger issues to consider in leaving a house vacant:
  • Insurance coverage usually has a vacancy clause that ends coverage after the house is vacated a set number of days.  Your agent can make adjustments to your coverage.  Be sure you inform them as soon as you vacate. 
  • Risk of Vandalism, etc.
  • Pipes Freezing
  • Appliances Springing Leaks
  • Lawn Maintenance
The advantage to a vacant house is ease of showing!  Realtors do not need to text, call, or set an appointment online.  If they have a client interested in a neighboring home, they can have yours ready to show as an instant alternative.  Similarly, you'll get more "preview" visits from agents staying familiar with the neighborhood.  Top of mind and easy to show is wonderful.
