Closing Disclosure
When selling, the most interesting document you will see at closing is the closing disclosure. It's the accounting page!
The most interesting number is at the bottom of page 1 - the amount of money about to be wired to your account.
Page 2 details the various fees involved very much like the estimate of net proceeds we prepared for you when the offer arrived.
The top part of page 1 includes the total from page 2, prorations of taxes and HOA dues, credits for amounts received like the Option Fee, and your contribution toward the title insurance.
More than likely we will have had time to show you a copy of the closing disclosure ahead of time. Any questions can be discussed with John.
