What can I say? Hot market gets a little hotter. Of course direct home to home comparisons can't be made from overall statistics. The same homes don't sell every December. Here is a market overview for area 1N (just northwest of 360 & 2222 generally) compiled by Gracy Title. I notice a somewhat misleading lower median list and sold price while the average $/sqft increased. Simple explanation: more smaller properties sold this December than last.
These sorts of monthly variations have to be looked at with experience and market knowledge to truly understand what is going on in the market.
