Making an Offer

When you find what may be the right house, we'll make an offer in writing on the appropriate Texas contract forms.  These forms are promulgated by the Texas Real Estate Commission.  They are long but pretty easy to understand.  We can provide a sample form that you can read before you find the right home.  That can help you focus on the offer itself rather then the form.
There are two ways of approaching an offer:
     You LOVE the house
     or you'd like it at a certain price
Knowing where you fit helps us negotiate appropriately.
The main components to think about for an offer are:
     Price
     Down Payment & Financing (if any)
     Special Terms
     Seller contribution toward Buyer closing costs
     Option fee and number of days
     Anticipated closing date
     Whether a seller lease-back is wanted / offered
Your first offer will take a while to talk about.  If you make several offers, the instructions you give us might be very simple like price, closing date, and option.  Everything else the same as last time.
