Congratulations! You have a home under contract and under option for whatever amount of time we negotiated.
First - we need to get funds delivered for Earnest Money and Option Fee. Otherwise the contract and Option won't be valid. So be ready to write checks or wire funds right away.
You'll want to tell everyone, but we suggest waiting to make a wide announcement until we get past the inspections and concession negotiations. Just in case.
Michelle will send you a list of inspectors our other clients have liked. You may also choose your own.

Your home inspector will go over the property in greater detail the we did when we first looked at it. They follow a set of inspection standards and compare the house to current building code. The house was built to the code in effect at the time it was built. It doesn't have to be brought up to current code but you do need to know where it stands.
You may have other types of inspections you want to do. You might also want to get a bid for the remodeling ideas you have. It is a good idea to schedule these right away as well.
We will coordinate your inspection schedule with the seller. We'll also be there for the wrap-up in most cases.
