23 homes ended the month available for sale.
71 homes ended the month under contract (“Pending” and “Pending Backups”)
38 sales closed in August - all but 1 from contracts written before Aug 1st.
Half the homes that sold went under contract in a week or less!
Not shown on the chart:
51 new listings were added to inventory and all but 12 went under contract during the month.
57 properties came out of inventory (went under contract).
10 homes that were on the market Aug 1st did not sell during the month.
The median sold price is 100% of asking. Accurate pricing is so important! Buyers are not hesitating to offer full price when the price matches the house. Over-pricing, improperly marketed, and unprepared homes have a difficult time selling when buyers expect 100% or more.
